Hydrostatic pressure, in plain terms
When soil around a foundation saturates, the water in it exerts lateral pressure on the walls and upward pressure under slabs. A saturated backfill can push with considerable force against a wall that was never designed to act as a dam.
That pressure is what produces the classic symptoms: horizontal cracking partway up a basement wall, walls that bow inward, water appearing at the cove joint where wall meets floor, and efflorescence — the white mineral bloom left behind as water passes through concrete and evaporates.
Our rainfall pattern makes this a seasonal, cumulative problem rather than a one-storm event. Soil saturates in November and frequently stays saturated into spring, so the loading is sustained for months at a time.
Exterior or interior — which system is right?
Exterior drainage
Excavating to the footing, waterproofing the wall face, applying a dimple membrane, and installing a perimeter drain in washed rock. This addresses water before it reaches the wall, and it is the more complete fix.
The trade-offs are real: it is the more expensive option, it means excavating around the house, and landscaping, walkways, decks or mature plantings in the way will be disturbed or lost. On tight urban lots or where a deck abuts the foundation, it may not be practical at all.
Interior drainage
A channel cut around the interior perimeter of the slab, perforated pipe bedded in rock, routed to a sump basin with a pump. This manages water that has already reached the foundation and relieves pressure under the slab.
Less disruptive outside, generally less expensive, and often the only feasible option on constrained sites. It does not stop water contacting the wall — it controls where that water goes.
Many houses here end up with a hybrid: corrected surface drainage and downspouts outside, plus an interior system as the backstop.
Start with the cheap fixes
A meaningful share of wet basements and crawl spaces in this county are surface water problems misdiagnosed as groundwater problems. Before committing to excavation, rule out:
- Downspouts. Discharging within a few feet of the foundation is the single most common cause. Piping them at least 6–10 feet away, or into a proper drywell, is inexpensive and frequently decisive.
- Gutters. Overflowing or undersized gutters deliver roof water straight to the backfill.
- Grade. Soil should fall away from the house — roughly 6 inches over the first 10 feet. Settled backfill often reverses this over time.
- Hardscape. Patios and walkways that have settled toward the house funnel water to the wall.
- Window wells. Without drains or covers these become collection basins.
- Irrigation. Sprinkler zones running against the foundation through a wet spring.
These cost a fraction of a drainage system. Any contractor who walks straight past them to a five-figure proposal is worth a second opinion.
Sump pumps: the details that determine whether it works at 2am
A sump system is only as good as its weakest component, and the failure modes are predictable:
- Battery backup. Storms cause power cuts. A pump without backup is offline exactly when it is needed.
- Discharge routing. Must carry water well away from the house and must not recirculate into the same drain field. Check the termination point.
- Freeze protection. Discharge lines need fall and an air gap so a cold snap can't dam the line.
- Check valve. Prevents the lifted column of water falling back into the basin and short-cycling the pump.
- Sealed lid. An open basin lets humidity and soil gas straight into the house.
- Alarm. A high-water alarm turns a flooded basement into a phone notification.
Ask what happens during a multi-day outage, and what the maintenance interval is. Pumps are mechanical and do not last forever.
